We also undertake the management of blocks of flats and converted residential properties adhering to ARMA Guidelines. This service includes but is not limited to:
- The general running and maintenance of the building/s
- Insurances
- Management of Fire Regulations
- Management of Health and Safety Requirements
- Internal and external redecorations in line with the terms of the lease
- Lift maintenance
- Collection of Service Charges
- Collection of Ground Rent
- Serving appropriate notices
- Periodic inspections
- Lease compliance and enforcement
- Accounting and bookkeeping
- Access to professional services i.e. surveyors, architects, structural engineers, solicitors
- The provision of cleaners, building maintenance and security contractors, electricians, plumbers, gardeners etc.
- Emergency call out service
- General upgrading of block facilities i.e. installation of satellite and cable facilities, CCTV cameras, security gates, external smart lighting, replacement windows, lifts, car clamping services as required and in line with the terms of the lease
We will liaise with the freehold company to:
- Establish an annual budget of anticipated expenses based upon recent experience and future needs.
- Arrange for the provision of a dedicated client account.
- The maintenance of accurate and up to date payment and receipt accounts.
- The organisation of annual auditing for the company’s accounts through an independent accountant who will also deal with all Inland Revenue and Companies House matters arising.
- Arrange with the freehold company a periodic cycle of major works in line with the terms of the lease.
- Arrange and oversee all major works, with all works signed off by the appropriate professional.
- Ensure that the business of the company is conducted properly including the organisation of the AGM.
